Strip out and make good shop

Are you required to Defit or “Make Good”?

If your lease is up, chances are your landlord has asked you to defit / make good the store and hand it back as an empty shell. This is very common in shopping centres.

Clients are usually required “make good” (strip out and de-fit back to base building) the current store before vacating.

Main elements of the works associated with a typical store strip out include:

  • Remove and dispose of all fixtures/gondolas/shelving and fixtures.
  • Make good inter-tenancy walls including sanding to a smooth surface and ready for paint.
  • Flooring is removed returned back to base slab with a smooth finish.
  • Cut front of store back to lease line.
  • Demolish bulk head, ceiling & remove associated hangers.
  • Remove entire shop front including signage, glass and door.
  • Remove and terminate all electrical circuits back to the distribution board.
  • Remove HVAC and lighting fixtures.
  • Demolish partitioning walls.
  • All plumbing fixtures removed, and drains capped.
  • Remove all rubbish.
  • Conduct Environmental management by recycling as much material as possible.
  • All work is usually completed after centre hours with no disruptions to the shopping centre customers or other tenants.
  • Completed project on time and within budget.
  • Ensure the client and centre management are very pleased with our work.
