Are you required to Defit or “Make Good” your tenancy?

Need to Strip out, Defit or “Make Good”?

If your lease is up, chances are your landlord has asked you to defit / make good the store and hand it back as an empty shell. This is very common in shopping centres. Clients are usually required “make good” (strip out and de-fit back to base building) the current store before vacating. First of all and most importantly, you should request the “scope of works” from your landlord so you will know exactly what needs to be done. Main elements of the works associated with a typical store strip out include:
  • Remove and dispose of all fixtures/gondolas/shelving and fixtures.
  • Make good inter-tenancy walls including sanding to a smooth surface and ready for paint.
  • Flooring is removed returned back to base slab with a smooth finish.
  • Cut the front of store back to lease line.
  • Demolish bulkhead, ceiling & remove associated hangers.
  • Remove entire shop front including signage, glass, and door.
  • Remove and terminate all electrical circuits back to the distribution board.
  • Remove HVAC and lighting fixtures.
  • Demolish partitioning walls.
  • All plumbing fixtures removed and drains capped.
  • Remove all rubbish.
  • Conduct Environmental management by recycling as much material as possible.
  • All work is usually completed after centre hours with no disruptions to the shopping centre customers or other tenants.
JNC Projects has completed countless strip outs and many shopping centres around Sydney and continuously receives excellent feedback from clients and operational managers. Renovating a bathroom or kitchen can be very costly
if you do not plan and do it right.
Before you can install a single item you must
first completely gut it out.
